If representing a buyer, as your buyers agent, I recommend appropriate properties based on price, location and requirements for a home.  I evaluate and share current and historical pricing for the home and surrounding areas, including tax and appraisal amounts when available.  If you feel it is the right home for you, I determine aggressive yet potentially appealing offer amounts.  I am a research guru/ total type A personality!  This helps my buyers effectively target accurate amounts to offer for current market valuations and specific property. 

It is OK, in this buyer's market, to "kick tires" but you need an expert that can tell you what amounts of pressure will make them pop!  Of course, I am figuratively speaking about the common, justified buyer desire to hunt for good bargains.  I provide the ability of a knowledgeable guide to evaluate and recommend the financial amounts and terms that will get your offers accepted.  I get my buyers very aggressive purchase prices but recommend offering just high enough to make sellers afraid to reject your offer and probably wish they had also hired me as their Realtor.  With this methodology, the buyers that I represent achieve very good potential equity from their aggressively priced home purchases, I usually get my clients offers accepted in one or two offers. 

If I am representing home owners as a listing agent, hiring me to market your home, I will set clear expectations and share comparative market analysis information to effectively and aggressively price your home.  I will ask what is important to you with a selling process and your desired outcome.  I will actually listen and implement your requests into a targeted marketing plan to sell your home and help you get into another home, seemingly effortlessly.

I will recommend a price for your home that I believe will be appealing enough to ensure that buyers strongly consider your home.  My goal is to get my sellers home sold quickly and negotiate the most money possible, for my clients.  The caveat to this plan is, homes must be priced aggressively enough to capture the 80% of qualified buyers that will look during the first three to four months of your home's listing. This consistently works if homes are priced aggressively from the moment of listing.  The homes that are initially priced too high historically unfortunately produce 38% lower offers and typically take approximately six months to one year longer to sell.  If priced correctly for the current market conditions, from the first day of a listing, homes sell for higher amounts and get sellers closer to their desired sale prices in less time. 

I also commit that I will not make you wait for one to two weeks for a listing presentation, as is common practice with many agents.  If you contact a professional, you deserve a thorough and timely and well prepared response.  Agents should not arrive at your home unpreparred, citing one to two, generalized marketing suggestions and assume we will be allowed to list your home because any of our recognizable names.  I will work to earn the right to market your home.  I hope all clients make this a total expectation for every Realtor and Broker they consider.    No matter how busy I am I can always make time, within one to two days, for my customers, at every stage of your buying and selling process.   I believe you deserve nothing less than excellence and hard work on your behalf!

When offering my services and personalized marketing plan suggestions, I  never compare myself to other agents or subtly attempt to impress any clients with my successful Real Estate stature versus any other Realtor's.  I recommend caution when selecting any agent that attempts to impress clients with awards and volume of their amounts of sales.  The bottom line is, no Realtor's individual name and stature, big or small, influences the sale of your house, at all.  Unfortunately, as self propagandizing individuals, no Realtor's name, no matter who they are, will be any determining factor for your home's effective marketing or selling success, either way.  This is an all too often a misleading and ultimately disappointing marketing pitch.  This often allows many agents to not work as hard or prepare a formalized/ written marketing plan on your behalf.

Do you really want to select anyone that would treat your homes marketing with less individualized attention than you deserve?  It is not acceptable to push less important clients off to unconcerned assistants.  Unfortunately assistants are not who you intend to be hiring to market your home for you but are often mentioned in a misguided attempt to impress potential new listings with an all too often lazy Realtor's propagandized impressive stature.
